Over the past two articles, we've tackled two of the biggest questions homeowners face when planning an out-of-state move: “Should you sell your California home first or buy your new home first?” and “How do you create a strategy that protects your finances and minimizes stress?”

Now let's discuss something that is critical: choosing the right real estate agent in your destination state.

After all, even the best relocation strategy can fall apart if you don't have the right people helping you execute it.

Every year, millions of Americans move across state lines. Many California homeowners are relocating to places like Texas, Arizona, Nevada, Tennessee, Florida, and beyond.

Some are retiring. Others are moving closer to family. Some want a lower cost of living, more space, less traffic, or a completely different lifestyle.  Whatever your reason, one thing remains true: Moving isn't just a real estate transaction, It's a major life transition.  You're leaving behind familiar neighborhoods, routines, friends, and memories. That's why having the right team in place matters so much.

Why your destination agent matters

One of the biggest mistakes I see homeowners make is assuming any agent will do.

A quick online search. A referral from a friend. A distant relative who happens to have a real estate license.  Sometimes that works.  But when you're purchasing a home hundreds or even thousands of miles away, you need much more than luck.  You need a local expert who understands the market you're moving into and knows how to protect your interests when you can't be there in person.

In my experience, it’s best to take a structured approach to finding the right agent.

Note: If your California agent is part of a nation or international brokerage (Keller Williams for example), networking with brokerages in your destination area will make your search much more easier.  

What to look for when interviewing agents:

Local market expertise

Can they explain the differences between neighborhoods?  Do they understand schools, commute times, future development plans, local taxes, and lifestyle factors that may affect your decision?

Recent sales experience

Have they successfully helped buyers within your budget and preferred areas?  An agent who regularly works in your price range will often have stronger local insights and relationships.

Communication style

This is one of the most overlooked factors.  If you prefer quick updates and responsive communication, you need an agent who operates that way.  When you're moving from another state, daily updates isn't a luxury—it's a necessity.

Negotiation skills

Markets vary dramatically across the country.  Some areas are highly competitive. Others favor buyers.  You need an agent who understands how to structure offers, negotiate repairs, and help you make smart decisions based on local conditions.

Coordinating two transactions at once

Once you've selected your destination agent and decided whether to buy or sell first, now the real work begins.  This is where coordination becomes critical!

Your California listing agent shouldn’t simply hand you off and wish you good luck.  Instead, they should work directly with the destination agent to keep both sides of the move aligned.

Together both agents: Coordinate listing and purchase timelines, monitor escrow milestones, share appraisal and contingency updates, adjust strategies when market conditions change, reduce the risk of costly delays or surprises. 

The result is a smoother transition and far less stress for you and your family.

You don't need to fly back and forth

One of the most common questions I get is: Will I have to keep traveling back to California during the sale?

Fortunately, today's technology makes most interstate moves much easier than they were just a few years ago.

Many transactions can be handled through: secure electronic signatures, mobile and remote notary services, virtual meetings and updates, digital document delivery, coordinated escrow timelines.  Even if you've already moved, you can remain informed, involved, and in control throughout the process.

Moving out of California is a major decision.  The right strategy can save you money, reduce stress, and help you avoid costly mistakes.  The right agent can make that strategy work.  If you're planning an out-of-state move, don't leave one of the biggest financial decisions of your life to chance.  Build a team that understands your goals, communicates clearly, and knows how to guide you every step of the way.
