For San Francisco Bay Area:

The San Francisco Bay Area housing market continued to show resilience in February 2025. While mortgage rates remained elevated compared to the ultra-low rates of recent years, limited inventory and strong buyer demand helped keep home prices near record levels throughout the region.

From the East Bay to Silicon Valley, well-priced homes attracted significant attention, and many sellers continued to benefit from competitive conditions. At the same time, buyers gained slightly more breathing room as inventory improved compared to the previous year, creating a healthier balance than we experienced during the peak frenzy of the pandemic market.

My take on what's happening in the market…

The Bay Area remains a market of contrasts. High-demand counties such as Santa Clara, San Mateo, and San Francisco continue to command premium prices, while counties like Solano, Contra Costa, and Sonoma offer comparatively greater affordability.

What stands out most is the combination of rising sales activity and relatively constrained inventory. Buyers have more choices than they did a year ago, but supply remains well below the level needed for a truly balanced market. As a result, desirable homes that are priced correctly continue to move quickly and often attract multiple offers. (California Association of Realtors)

Sellers who price aggressively from the beginning are still seeing strong results. Conversely, homes that enter the market above perceived value are spending more time on the market and becoming vulnerable to price reductions.

What This Means for Buyers and Sellers

For buyers, preparation remains critical. Financing, market knowledge, and quick decision-making can make the difference between winning and losing a home.

For sellers, today's market rewards strategic pricing and strong presentation more than ever. The days of simply listing a property and expecting bidding wars are becoming less predictable, especially outside the most competitive Bay Area submarkets.
